Formosan swarms start around Mother's Day. Swarm-season calls turned into signed bonds.

Roughly 40 people a day have moved to the Charleston region since 2020, and visitors added an estimated $14.35 billion to the local economy in 2025. Between new subdivisions in Summerville and century-old houses on the peninsula, service firms here rarely run short of calls. We build AI into the software your office already uses so fewer of those calls slip away.

Charleston's newcomer wave meets a historic housing stock

The Charleston-North Charleston metro added more than 70,000 residents between 2020 and 2024, nearly nine percent growth while the country grew about three, and the regional development alliance projects one million people by 2032. Mount Pleasant went from 67,843 residents in 2010 to 90,801 in 2020 and is now the fourth-most populous municipality in South Carolina. Summerville, mostly in Dorchester County, keeps filling in around its I-26 exits at Nexton Parkway and Jedburg Road. Every one of those households is shopping for a pest contract, an HVAC company and a painter at once.

Big employers keep that demand steady. Joint Base Charleston serves over 90,000 personnel from every branch and reports nearly $11 billion a year in economic impact, and Boeing builds and flight-tests 787s beside the airport in North Charleston. Tourism alone supported a record 55,500 jobs in 2025. Getting around is the hard part. SCDOT is redesigning the I-26 and I-526 interchange, with construction expected to begin in 2030, and king tides flood low-lying streets several times a year. A crew lead stuck on the Ravenel Bridge cannot answer the office line, and that is where jobs walk.

The fixes we build from the peninsula to Summerville

Pest control and termite work

Formosan termites are established in Charleston, Berkeley and Dorchester counties, and Clemson Extension says they concentrate on the coast from Charleston south to Beaufort. Their colonies can top a million workers, against roughly 100,000 for a typical native colony. They swarm in the evening from mid-May through July, so phones light up the next morning with homeowners who found wings on a windowsill. Speed to Lead answers those inquiries in minutes, and Quote Follow-Up keeps each treatment or bond estimate moving until it is signed.

Historic remodeling and exterior painting

On the peninsula, any change to the exterior of a historic home needs Board of Architectural Review approval, down to fresh paint or a single replacement window. The city now runs BAR workshops because so many new owners never knew the rule existed. For a remodeler or painter, that stretches the gap between walkthrough and start date, with drawings, photos and approvals passing back and forth. Customer Documentation keeps every job record in one place, and Quote Follow-Up keeps the homeowner engaged while the board reviews.

Residential moving

Military orders drive a big share of local moves. Joint Base Charleston has reported that almost 65 percent of Defense household goods moves happen in the summer peak, May 15 through September 30, right as civilian newcomers keep arriving at about 40 a day. Summer calendars fill fast, and callers who never hear back simply book another company. Online Booking lets families claim a survey slot themselves after dinner, and Speed to Lead makes sure a Daniel Island form sent at 10 p.m. gets a reply first.

A 20-person termite and pest company in West Ashley. An example, worked step by step.

  1. Formosan termites swarm in the evening from mid-May through July, about 11 weeks when the morning phones fill with people who found wings on a windowsill.
  2. Say the company takes 40 of those swarm calls a week and misses one in four while technicians are crawling under houses, which is 110 missed calls over the season.
  3. If half of those callers would have signed a treatment and first-year bond at $1,200, the missed calls cost $66,000.
  4. Speed to Lead answers each one in minutes, and recovering 70 percent of that work brings back $46,200 a year.

The mid-May through July swarm window comes from Clemson Extension; call volume, miss rate, close rate and price are illustrative inputs, and your own call logs would set the real figure.

Termite swarms, king tides and hurricane season

Charleston's year turns over in waves. Native termites swarm on early spring afternoons, then Formosan swarms start around Mother's Day and stay at their peak through Father's Day. Hurricane season runs June 1 through November 30 and peaks near September 10, and Hugo came ashore here as a Category 4 in September 1989. King tides return about six times a year, mostly spring and fall, closing low roads. Summer also stacks military moves on top of tourist traffic. Each wave sends a burst of calls at once, and the first firm to answer usually books it.

Where Charleston firms usually start.

Charleston demand lands in bursts, a swarm night or a summer of PCS orders, and estimates here sit open longer than most because of BAR reviews and termite bond paperwork. Speed to Lead captures the burst before a competitor does, and Quote Follow-Up works the long middle, so a job quoted in May can still close in July.

2systems in one Operating Build

Planned together, priced together, fixed in writing.

Find out what you're leaving on the table in Charleston.

Twenty minutes. We trace how a lead and the work move through your business and show you where the money leaks. No slides. No pitch.

  • You walk us through how leads come in and who handles them.
  • We name the one or two leaks costing you the most.
  • If a build makes sense, you get a fixed quote in writing. If not, you leave with the advice anyway.

Free video call. No pitch. We reply with times to talk.

Charleston owners ask.

Most of our peninsula jobs need BAR approval before we start. Can follow-up handle that wait?

Yes. Quote Follow-Up can pace its messages around a review instead of pushing for a signature the homeowner cannot give yet. It can send a short status note after the board meets, ask for any missing photos, and pick the conversation back up once approval comes through. Customer Documentation keeps the drawings and approvals attached to the job.

We're in Mount Pleasant. What does a project with a Charlotte company look like when it all happens by video?

It starts with a free video call about where your calls, estimates and admin time leak. If a build makes sense, we do all of it by video and screen share inside your own accounts, such as your CRM, phone system and scheduling software. Nobody from Black Glove visits your office, and you keep ownership of every login and record.

Can Speed to Lead keep up with Formosan swarm season?

That is the kind of spike it is built for. When a night of swarms produces dozens of web forms and voicemails by morning, Speed to Lead replies to each one in your voice within minutes, asks the qualifying questions you choose, and offers inspection times. Your office then works a sorted list instead of a pile of missed calls.

Our crews lose hours on I-526 and the Ravenel Bridge. What can AI take off their plate?

Plenty of the work that eats a crew lead's day can move off the phone. The Customer Service Assistant can answer where-is-my-tech and reschedule questions, Back-Office Automation can turn job notes into invoices and updates, and AI for Your Team gives field leads simple voice tools so paperwork gets done between stops instead of at night.

We get a lot of military families relocating to or from Joint Base Charleston. Does Online Booking work for them?

It fits them well, since families on orders often plan from another state or a different time zone. Online Booking lets them choose a survey or service slot at any hour, confirms by text, and sends reminders before the date. If their report date shifts, they can reschedule without waiting for your office to open.

What does it cost?

Builds start at $5,000. Your price depends on how many systems you need and how many tools they connect to, and it is fixed in writing before we start. The free price guide shows the full ranges.
