The city led its own downtown comeback, finishing the first phase of revitalization in 2020. Atrium Health Ballpark now hosts the Kannapolis Cannon Ballers, the Chicago White Sox Low-A affiliate, and the city reports about 350 new apartments directly downtown and more than 45 new small businesses in the first two years. The Swanee Theatre became a live music venue, and the historic Gem Theatre was renovated. Next door, the research campus houses the NC Food Innovation Lab, a 16,000 square foot facility for plant-based food makers.
The industrial side grew just as fast. The city's 2024 business overview lists Amazon, Gordon Food Service, Chick-fil-A Supply, Cardinal Logistics, Stanley Black & Decker, Prime Beverage and Shoe Show among its major employers, and cites $4.9 billion in capital investment announced in 2023. Population rose 16 percent from 2020 to 2025. The housing that serves all this ranges from houses of the mill-town decades to new townhomes and downtown apartments, and the city sits on both sides of the Cabarrus and Rowan county line.
