Westinghouse Boulevard is the warehouse-lined spine of Charlotte's industrial area, and the space around it stays full. One industrial guide puts Steele Creek vacancy at 4.1 percent, the tightest in the metro, with mostly newer flex buildings and 20 to 24 foot ceilings that suit e-commerce and metro-wide distribution. Shopton, centered on Steele Creek and Shopton roads, is mostly industrial-zoned, and Whitehall Corporate Center adds offices along I-485. For a service firm, that means facility managers who want quick bids, documented visits and invoices that match their purchase orders.
The residential side grew just as fast. The average home sale passed the Mecklenburg County average for the first time in 2019, at $334,736, and median household income here was $97,825 against $76,900 countywide. Berewick, Ayrsley, Palisades and Yorkshire are full of families who arrived within the last decade, and Palisades High opened with 1,700 students, most of them overflow from Olympic and Harding University high schools. Those households need lawn, pest, HVAC and fence crews, and plenty are still choosing their first ones.
