The 2020 census counted 4,653 housing units in Tega Cay with a homeowner vacancy rate of just 1.3 percent, and more than two thirds of households are married couples. Children attend Fort Mill schools, which keeps demand for homes here steady. That combination produces a market of owners who plan to stay, invest in the house and hire out the work. Commercial activity is thin and mostly sits along Gold Hill Road and Stonecrest Boulevard, so nearly every service call in Tega Cay is residential.
That is starting to change. In October 2025 developers broke ground on The Grove, a $250 million, 56-acre project at 1195 Stonecrest Boulevard with 150 homes and townhomes, 225 apartments and more than 100,000 square feet of commercial space, including a brewery and food hall in the first phase. The city still runs its own utilities, police and fire, and residents read the monthly Tega Cay Sun. Word of mouth travels fast in a place this size, and a single bad job gets talked about at the marina.
